To give you an idea of how this looks in practice, if your investment property generates $450 per week in rent:

  • At the lower end (4.40%), the fee would be just $19.80 per week.

  • At the higher end (6%), the fee would be $27.00 per week.

Because every property is unique, we recommend contacting our team for a tailored quote specific to your asset.

No, we do not believe in hidden fees. We pride ourselves on complete transparency, so everything is discussed upfront and there are never any surprises on your statements.

While your core management fee covers day-to-day operations, there are a few standard, occasional expenses that can be charged separately depending on your property's needs:

  • Monthly Statement Fee: A nominal administrative fee varying between $2.20 and $5.50 (inclusive of GST) to generate and securely send your monthly financial statement.

  • Routine Inspection Fees: Incurred when an agent physically attends the property to thoroughly inspect its condition, ensure the rental provider's obligations are met, and provide you with a detailed photographic report.

  • VCAT Appearance Fees: In the rare event that a tenancy dispute requires legal escalation, any required Victorian Civil and Administrative Tribunal (VCAT) attendance or application fees are passed on strictly at cost.

We provide a complete, itemized schedule of fees before you sign with us, ensuring you know exactly where every dollar goes.

Sales commission varies depending on the property type and method of sale. For a traditional residential property sale, the commission typically ranges between 1.50% and 2% (inclusive of GST).

To break that down with an example, if your home sells for $850,000:

  • At the lower end (1.50%), the fee would be $12,750.

  • At the higher end (2%), the fee would be $17,000.

Are advertising and marketing fees included?

No, advertising fees are separate because marketing campaigns are completely tailor-made for each property—no two packages are ever the same.

The largest component of any marketing budget is typically the digital listing on major portals like realestate.com.au. Because realestate.com.au regularly updates its tier pricing based on specific postcodes and municipalities, we customize your marketing schedule to ensure you only pay for the exact exposure your property needs in its local market. We will provide a transparent, itemized marketing proposal before launching your campaign.

As a business, we are always open to conversation, but it is important to understand how our marketing fees work.

We pass advertising costs directly on to you at cost—we do not make a profit or add a markup on marketing expenses. Because we are simply charging you what the listing portals (like realestate.com.au) and suppliers charge us, we are often not in a position to discount these external rates.

However, whether it is for a property sale or a rental listing, we will never ask you to spend more money than what we believe is absolutely necessary. Rather than cutting corners on essential marketing, we work with you to tailor a lean, high-impact campaign that fits your budget while ensuring your property gets the maximum exposure it needs to achieve a great result.
